Jessica Jonathan Yaniv Simpson filed a lawsuit September 2025 against two people in his mother Miriam Yaniv‘s Strata Building called The Residence, a seniors 55+ strata building that Jon has tormented since Miriam moved there in 2017. In 2022, Jessica Jonathan Yaniv Simpson got his ass handed to him on video by 2 seniors (one 80 year old and one in a walker) in the lobby of The Residence and both Miriam and Jonathan were given Probation due to the incidents.
Now the strata council at Miriam’s senior building have foiled Jon’s plans to move in with his mother – his days of continuing to live in his Hawthorne strata have started to run out – the next Court date for the foreclosure is January 26th 2026. A day after the anniversary of Jack Yaniv‘s death. Always a stressful time of year, MeowMix wonder if Miriam will once again threaten to dig up her parents and move them all back to Israel as she did during the #WaxMyBalls trial.
As previously reported back in July 2025 when photos were provided to MeowMix of Jonathan attempting to move belongings into the Senior Only building, several weeks of mayhem thanks to the crazy Yaniv duo ensued. Apparently, Jon’s wonder dog Rexy – who has previously cited several people and been used by Jon to threaten people, allegedly bit another dog in the famous Residence lobby, caught on film no less. Our source told us the owner of the dog had to spend about $500 on a vet bill due to Rexy biting the dog. Jon refused to pay the $500 and we wish there was a LAPS report or lawsuit for that. Rexy biting another dog, appears to have happened around July 18, 2025.
Yaniv was subsequently banned from the building by the Strata Members in the next weeks of July.
The Process is Punishment Lawfare
The two residents Jon is suing – Michael Weller and Alison Savenkoff – appear to be the actual strata board members that would have banned Jon from Miriam’s condo building. Another lawsuit filed by Jon merely to “punish” the Strata members? Of note, Michael and Allison do not live together, they are two separate owners in two separate condos on the same floor as Miriam’s condo (the 4th floor) and they do not share a dog. Jon would know this, however he sued them both as if they shared the ownership of the animal.
On July 26, 2025 the supposed Pomchi bite incident at the heart of Jon’s latest lawfare suit occurred.
July 29, 2025 the LAPS ACO (Langley Animal Protection Society – animal control officer) attended the Senior building – due to Jon’s false report of being attacked and bitten by a vicious Pomeranian dog. The ACO decided the wee dog was not actually vicious at all, and the owner of the dog was telling the truth that they were not even at home the day Jon alleged the dog attacked him at the elevator. Note, that Jon is stating in paragraph 10. that MW & AS had responsibility for the property – basically naming them because they are Strata members of council. The ones that banned him and his weaponized-dog Rexy from the property.
That decision by LAPS was made July 29th long prior to Jon filing his lawsuit on September 12, 2025. In this lawsuit, Jon claims that he was grievously injured by the Pomeranian dog. Later described as a Pomchi in legal response.
Just to put things perspective, Jon is 6 feet and a least 400 pounds. The dog in question is 5 pounds and approximately 6 inches high. If Yaniv had stepped on the dog, he would have crushed the life out of it. Jon’s lawyer took 13 pages to outline all of his injuries and grievances. It is a document worth reading as it could be a template which has either been used against Rexy or could be in the future. Jon is also suing for medical bills.
Then for good measure, July 31, 2025 Jon posted a picture on social media claiming that seniors of Miriam’s condo building had chased him and caused his to have a heart issue, and an ambulance was called to scene. Never a dull day with these dummies. Posting images like this is Jon’s MO for “building” fake evidence for a frivolous lie to sue someone with. Claiming he was being stalked as he walked Rexy and needed an ambulance as his heart rate got elevated by the stress. To paraphrase a resident, “it was yet another Yaniv shit show in their parking lot and the reason his heart rate was elevated was because he got winded because he is so fat.” The picture he posted on Instagram trying to frame the story, is a shot of the ambulance from the driver’s side of his vehicle in the parking lot.
Truth is, Miriam threatened the life of Alison Savenkoff and assaulted another woman Sharron Brown July 31, 2025. (See more of this story after the court doc.)

July 31, 2025 is the date noted in a new CRIMINAL CASE on the CSO for Mother Miriam Yaniv.
A warrant for Miriam Yaniv‘s arrest was issued October 28th, 2025 for the assault incident. She was arrested and charged with (1) uttering death threats to Alison Savenkoff and (2) assault on Sharron Brown.
Miriam Yaniv was in court November 5th and Reasonable Grounds were determined to proceed with the charges.
November 19th Miriam was back in Surrey Courthouse, for her first appearance.
Now we know where Miriam’s been! Miriam is due back in Court for the criminal charges on December 10th. We will keep you updated on that new development too when we know more.
August 30, 2025 signs in the Hawthorne and The Residence blocks of Langley BC were reported – stating warnings regarding Rexy.
October 27, 2025 Alison Savenkoff filed her legal response
Savenkoff’s brief response (5 pages) is not unusual except for the LAPS notes in paragraph 21.
It is a given that Yaniv made the complaint after threatening a lawsuit – but it would appear that the incident may not have happened. Jonathan Yaniv lied again while trying to create something he could take to court – the LAPS report.

November 26, 2025, Michael Weller Legal Response
Michael Weller response is only 3 pages. Despite Yaniv claims, MW states, he does not own a dog nor was he even there at the time and place of the alleged incident. While Savenkoff does own a Pomeranian, she also was not there during the time and place of the alleged incident. They would not make those statements unless they could prove it, as unlike Yaniv, they are not documented liars. What is most interesting in the brief response – Weller is asking for Jon to pay the costs incurred by the lawfare.
Both responses note that Jon can NOT “establish the doctrine of scienter in this matter” and MeowMix had to research that. In animal attack cases, scienter is knowledge of the animal’s dangerous nature and propensity to cause harm. To prove liability, the injured party must establish three things:
- The defendant is the owner (or keeper) of the animal.
- The animal had a known propensity to cause harm (e.g., a history of biting).
- The owner was aware of this propensity.
The “one-free bite” rule: This doctrine is the basis of the “one-free bite” rule, as it presumes dogs are not naturally dangerous and owners are not liable for a first-time attack unless they knew of the risk beforehand.

Rexy is the Real Dangerous Dog
What is interesting is comparing how Miriam’s strata handled the issue of both Jonathan and Rexy when compared to Yaniv’s own strata.
For years, they knew that Rexy was an aggressive, dangerous dog but chose to ignore/not deal with residents’ complaints because of Yaniv’s retaliatory behaviour – endless vexatious lawsuits which by the beginning of 2025 had cost the residents over $40,000 in extra fees and had made their units almost unsellable as soon as word got out about Yaniv. It was only when one of the residents was badly bitten and their liability became very real that action was taken. When individual residents did stand up or take action, Yaniv predictably threaten legal action or went on line to take control of the narrative – usually painting them as transphobes or criminals. All the while Jon has threatened people continually with his weapon Rexy the dog, stating things on video like “I’ll get him to bite you!”
